House Percentages: "All Cash" Purchases Vs. Bank Loans

I have nothing but raw data for you today. I recently asked a friend to update the list of all cash transactions on homes or condos sold above $700,000 in various SGV areas. The numbers immediately below are from September 1, 2014 to today. I've also included the previous year's data. Just so you have something to stack this new data against.

Obviously what this means is that extraordinary amounts of cash have been hitting our fair shores, and those controlling all of that dough are capable of buying very expensive homes outright. For nothing more than folding money, no banks required. What this means for we the devotees of quaint redoubts of American middle class virtue is up in the air.

Though my personal take is that a long standing way of life locally is either at risk, or just flat out imperiled.

One quick note. While the Sierra Madre "all cash" figure has increased from 32% to 38% in the last year, the Arcadia numbers, while still quite high, have decreased somewhat. Can this be an indication of where things will be going here over the next year or so?

  3. I've heard of a realtor claiming the Chinese government now only allowed 50 thousand dollars per person out of the country. I suspect that is not true.

    2. The United States and China do not have an extradition treaty. That is why those who smuggle money out of China come here. They know they will not be sent back by the US government. It is a hold over from the cold war.
